Please note, while the property is pet-friendly, the fencing may not be adequate for all animals. It is up to the pet owner to supervise and maintain control of pets. There is currently no front gate to the property. The small yard area around the Tiny House is fenced and gated. 

• This is a rural property backing a nature reserve around the lake front - there may be visits from snakes, foxes, spiders, kangaroos, echidnas, possums & other critters - please be aware that children and pets require supervision. 

The Tiny House is only accessible on foot & is approx. 350m from the main residence and is a grassed walk that is sloped. Please confirm details with us at the time of booking. 

Security Deposit

A refundable guest security deposit of $300 is required, held through a pre-authorization on your card. It is placed 12 hours before arrival and released within 48 hours of departure, unless needed to cover damages.

Pets

A pet may be permitted by prior approval only, and terms and conditions apply. Prior to making a booking, please inform us if you plan to bring a pet. 

A fee of $55 applies (per animal), and there are associated terms and conditions. Pets must not be left at the property by themselves for extended periods (i.e., more than 15 minutes) to prevent distress in a new environment and potential disturbance to neighbors due to extended howling or barking. 

Please bring all necessary supplies for your pet, including bedding, food, water bowls, and toys. Pets are not permitted on furnishings or in the bedroom areas.

Guest Registration and Acceptance of Terms

Upon booking confirmation, you will receive an automated message containing a link to our Guest Registration & Terms Acceptance form. Please complete this form within 24 hours of booking acceptance to avoid cancellation. This form includes reading and accepting the terms and conditions and providing valid photo ID. Feel free to contact us with any queries before booking.

Guest Numbers

The number of guests must not exceed the booking's stated occupancy. The Tiny Househouse has a maximum occupancy limit of 2 people, including adults and children. 

Large Group Bookings and Parties

We do not accept large group bookings, parties, or events without prior written approval. Parties and functions are strictly prohibited. Smoking is not allowed inside the property.

What to bring

• Personal Toiletries (Toothbrush, Toothpaste, Razor, etc.)

• Beach Towels

• Pet Supplies (if bringing a pet) - Bed, Food, Bowls, Toys, Leash, Waste Bags, etc.

Please Note:

We provide bed linens, pillows, and blankets.

There will be a starter supply of essential items such as toilet paper, handwash, bodywash, shampoo, conditioner, salt, pepper, cooking oil, paper towels, cling wrap, and foil.

The kitchen is fully equipped with crockery, cups, plates, utensils, pots, and pans.

Welcome to our unique Tiny Home retreat nestled in a serene rural setting overlooking the picturesque Coila Lake system. This charming abode offers a distinctive glamping experience, blending comfort with nature seamlessly.

Immersed in the tranquility of a cleared paddock, our Tiny Home boasts an innovative design featuring thoughtfully positioned louver windows to allow for optimal ventilation and panoramic views of the landscape.

Inside, guests are treated to modern amenities, including a full bathroom complete with a shower, vanity & WC. The kitchenette area is equipped with essentials such as a small fridge, gas cooktop, and microwave, ensuring convenience during your stay. Additionally, an outdoor BBQ provides the perfect opportunity for alfresco dining amidst the natural beauty.

The sleeping area is accessable only via the 'bookshelf staircase' and does have a low ceiling - you need to 'crawl' into the bed. The sleeping area features a large skylight which also opens for ventalation. This skyslight doubles as a moon window to enjoy the night sky right from the double bed. 

The television is wall mounted on an adjustable bracket & can be viewed from the sleeping area or the living space. 

Adjacent to the Tiny Home lies the 'book nook', a charming outdoor sanctuary where guests can unwind with a good read or simply soak in the peaceful ambiance. Sheltered seating provides a cozy retreat for moments of relaxation and contemplation.

Venturing just a short stroll through the paddock leads to the back gate, granting direct access to the Coila Lake foreshore. Whether casting a line for a leisurely fishing excursion or simply enjoying the serene waterside setting, this idyllic spot offers endless opportunities for outdoor adventure and rejuvenation.

This coastal town of Tuross Head, situated within its own residential neighborhood, offers the perfect blend of natural beauty and leisure activities for a delightful getaway.

Standard Season:

• Cancellations made prior to 14 days of the scheduled arrival date will be eligible for a full refund.
• Cancellations made within 7 days of the scheduled arrival date will be eligible for a 50% refund.
• The booking fee is non-refundable.

Rebooking:

If a canceled booking is rebooked for the same dates, the guest may be eligible for a full or partial refund, subject to the property owner's discretion.

We recommend that guests consider purchasing travel insurance to protect against unexpected changes in their travel plans.

Terms & Conditions of Pets at Holiday Accommodation

(a) Guests are strictly prohibited from bringing onto the Property or the surrounding grounds any pet or animal without the prior written consent of the Host. In the event that the Host consents to the Guest bringing a pet or animal onto the Property, the Guest is fully responsible for any pets or animals which the Guest brings onto the Property, and will cooperate with the Host in taking any reasonable steps to minimise the risk of harm, loss or damage that the pet or animal may cause to the Property or to the Host.

(b) Any damage caused by the animal must be reported to the Host (and may be charged back to you). This includes damage to screens, paint work, carpets, furniture, gardens etc. Additional time that is spent cleaning up after pets will be charged to you accordingly.

(c) Pets must not be left unattended at the Premises & must be taken with you when going out.

(d) Certain Premises may have different rules regarding pets. (eg, inside / outside only). It is the guests responsibility to check for any special ‘pet rules’ located within the property marketing. (e) Pets are not permitted on any furnishings and are not allowed in bedrooms.

(f) You must clean up after your pet. Guests are required to remove all traces of an animal being at the property. This includes (but is not restricted to) any fur/hair (except on floors), food, stains, smells or faeces. You agree that any breakages / damages, extra cleaning or dog odour left at the holiday premises during your stay must be paid for and may be deducted from your security deposit/bond.

(g) You are responsible for supplying your pets bedding, food bowls, toys, etc.

(h) The host can not accept responsibility for the security of pets within the property perimeter regarding the integrity or suitability of fencing & gates.

(i) You agree to treat your dog/s for fleas and ticks prior to your stay at the holiday premises and ensure that your dog’s vaccinations are current.

(j) You will not allow dogs on the holiday premises that are vicious and/or that are excessive barkers and/or that are 'dangerous dogs' as defined in section 5 of the Companion Animals Act 1998.New Paragraph
